Types of New Construction
Not all new construction is created equal. Understanding how a home is built — and by whom — directly affects your price, timeline, flexibility, and resale value.
Custom Home
Built entirely to your specifications on land you own or purchase. You control architecture, layout, finishes, and materials from the ground up. A dedicated architect and general contractor work exclusively for you.
Highest Flexibility · Longest TimelineSemi-Custom Home
A builder's existing floor plan used as the foundation, with meaningful customization options — room layouts, elevations, finishes, and structural upgrades. You get personalization without building from zero.
Balanced Option · Mid-Range TimelineSpec (Speculative) Home
A builder constructs the home on their own initiative before a buyer is secured, betting on market demand. Already built or near completion. Little to no customization — what you see is what you get.
Move-In Ready · Limited ChoicesTract / Production Home
The most common type. A large national or regional builder constructs dozens or hundreds of homes in a planned community using a limited set of pre-designed floor plans. Efficiency and consistency over individuality.
Most Affordable New Build · Community-BasedLuxury / Estate Build
Positioned above standard custom homes in finish quality, lot size, and design intent. Often features architect-designed exteriors, smart home integration, resort-style amenities, and premium material sourcing throughout.
Top-Tier Finishes · Exclusive CommunitiesCondo / High-Rise New Construction
Units sold in newly developed multi-story buildings, often in pre-construction phase. Common in Miami-Dade and Palm Beach. Buyers receive developer disclosures, HOA docs, and a public offering statement in lieu of an MLS listing.
Urban · Pre-Construction CommonWhat You Should Know
Purchasing directly from a builder is a fundamentally different experience than a traditional resale transaction. Here's an honest breakdown.
The Advantages
- Everything is new — roof, HVAC, plumbing, electrical — reducing near-term maintenance costs and surprises.
- Modern building codes mean better energy efficiency, hurricane standards, and insulation compared to older homes.
- Structural and systems warranties are typically included (1-2-10 year coverage is common in Florida).
- Pre-construction pricing can allow you to buy below future market value as the community builds out.
- You may be able to select finishes, flooring, cabinetry, and upgrades during the design center process.
- No sellers with emotional attachments — negotiations are more formulaic and predictable.
The Considerations
- The builder's on-site agent works for the builder — not for you. Having your own representation is critical.
- Builder contracts are heavily builder-favorable. Timelines, change orders, and cancellation terms require careful review.
- Upgrade costs add up fast. The base price rarely reflects the final sale price once the design center is involved.
- Construction delays are common. Lender rate locks and living arrangements need to be planned with flexibility.
- New communities may lack mature landscaping, nearby amenities, or established neighborhood character for years.
- Builder-preferred lenders may not offer the best rates — always get an outside mortgage quote for comparison.
How New Construction Works
Select Your Community
Tour active communities and compare builders, floor plans, and lot premiums across the four counties.
Reserve & Contract
A deposit secures your lot and locks in your base price. The purchase contract is signed with the builder.
Design Center
Select finishes, fixtures, and structural upgrades. Budget carefully — this phase can add 10–30% to your base price.
Construction & Inspections
Your home is built in phases. Independent inspections at key milestones are recommended, not optional.
Close & Move In
Final walkthrough, punch list, closing day. Warranties activate and your home is officially yours.
